In addition to commission fees, some agents charge management fees to cover services like property maintenance, cleaning, and guest support.

These fees can vary widely and are often negotiable. Some agents may bundle management services into the commission fee.

Our advertised prices include a booking fee of £25

As an example, a week marketed at £700 would show on your statement as being sold at £675.

Holiday letting agents typically charge a commission fee based on a percentage of the rental income they secure for your property.

This fee can vary but is often around 15-25% of the rental income. Be sure to clarify the exact percentage and whether it’s inclusive of VAT (Value Added Tax) when discussing terms with potential agents.

Lakeland Retreats’ basic commission is 15% plus VAT

This is for us to market your property on our Lakeland Retreats website, Airbnb, around the web, and throughout the Lakes in general.

Agents may charge fees for marketing and advertising your property to attract guests. This can include listing your property on their website, in brochures, and on various online platforms.

Ensure you understand how these costs are calculated and whether they are one-time or ongoing charges.

We Don’t Charge For…

Marketing materials, Photography, or Video Footage

Unless uniquely commissioned for your property by you.

Registration & Management Fees

We don’t charge an annual registration fee.

Our monthly management fee of £25 per month protects you against things that might go wrong – call it an insurance policy, essential when you live away.

WHAT’S INCLUDED IN THE MANAGEMENT FEE?

Be aware of any local regulations and licensing requirements for holiday rentals in the Lake District. Your letting agent should be knowledgeable about these regulations and help you comply with them. Clear communication with your letting agent is crucial. Discuss expectations, pricing, and services upfront to avoid misunderstandings later on.

A reputable agent should be transparent about their fees and services and help you make informed decisions to maximize your rental income while maintaining your property’s quality and compliance with local regulations.

What’s included with property management from Lakeland Retreats?

INCLUDED

  • Excellent Year-Round Service – The service includes us being available to your guests at all times, 365 days a year and every evening in case of a problem.
  • Always High Standards – Regular, weekly visits carried out by our housekeeping team who ensure that our high standards of cleanliness and presentation are being met at all times
  • For Guests’ Arrivals – We also make sure the heating is on, leave a lamp on, and pop a pint of milk in the fridge for guests’ arrival. Rest assured, you’re in safe hands.

NOT INCLUDED

  • Maintenance – If things go wrong, we don’t charge a call-out fee but, if we do have to fix anything, our charge is £20 per hour plus the cost of parts.
  • Laundry & Linen – The costs for a full clean and laundry vary but an average two-bedroom, two-bathroom cottage including the hire of our quality linens, towels, bath mats, towels and oven gloves costs £75 per changeover, plus VAT.

How Much Do Holiday Let Cleaners Charge?

If the agent handles cleaning and maintenance, you should be aware of the associated costs. This can include regular cleaning between guests, property inspections, and repairs.

How much should I pay my cleaner?

Unfortunately, the answer depends on several factors, including the property size, the number of rooms in the house, and the type of cleaning required. If you’d like an idea of cleaning cost, get in touch and we can discuss your needs.
