Set in five acres of beautifully maintained grounds, edged by a wild meadow dotted with picnic spots exclusively for the use of our guests, The Heaning Estate is a luxurious self-catering destination for those looking for something a bit special on their visit to the Lake District.
Since owners Deb and Gez Lyon purchased the Estate in 2016, they’ve renovated it painstakingly using traditional Lakeland practices, local builders and highly skilled craftspeople, to transform it from a dilapidated Victorian wreck into a stunning Lake District holiday let property, with luxurious interiors and immaculate grounds.
Comprising The Big House (sleeps fourteen), The Small House (sleeps six), five one bedroom Heaning Cottages each sleeping two and our three brand new Heaning Barn Cottages (sleeps six). The Heaning Estate is set in five stunning acres of Lake District grounds with panoramic views. You can book each property individually, in combination or the whole Estate for that very special trip away.
All of the ten self-catering properties are furnished to the highest standards of comfort, luxury and attention to detail, in a distinctive Lakeland-Scandi style. The properties are managed, maintained and run day-to-day by the highly professional and hugely energetic Lakeland Retreats agency.

The Small House, by no means small, this perfectly formed three bedroom self-catered house sleeps six, sits to the rear of The Big House, and oozes character, charm and quality.
The Barn Cottages
Nestled amidst the peaceful landscape of The Heaning, our newest addition, the Heaning Barn Cottages, designed in our signature Scandi-Lakeland style offer all the modern comforts for your stay. Owl Barn, Hollybush Cottage, Buttermilk Cottage and Willow Cottage have thoughtfully been transformed into spacious, self-contained retreats. With their original features lovingly preserved.
Designed to sleep up to six guests across three floors, each cottage features three generously sized bedrooms, with plenty of space for families or groups of friends. The open, airy layout includes high vaulted ceilings, exposed beams, and wide windows that frame views of the surrounding countryside. Whether you’re gathering in the light-filled living area, cooking in the fully-equipped kitchen, or retreating to one of the peaceful bedrooms, the barn cottages provide a welcoming sanctuary at the end of a day spent exploring the stunning Lake District.

The cottages
We have five Heaning Cottages, each sleeping two; Corner, Nook, Pod, Stable and End.
All the cottages other than The Pod are pretty much identical mirror images in layout and design.
A Most Exquisite Destination Retreat
The Heaning Estate is located just a short distance from the bustling town of Windermere here in the beautiful Lake District, now a UNESCO World Heritage site.
Set along a private lane off the A591 and just over a mile south of the village, the site is accessed along a sweeping, tree-lined drive and enjoys a commanding presence on the landscape with superb views towards the majestic Howgills, Windermere village and the High Borrans range resulting in a picture-postcard backdrop to this unique estate.
A two-year labour of love has seen the estate owners draw on their own family holiday experiences to ensure they provide their guests with just a little bit more than you’d expect from a self-catering break – a bit more space, a lot more quality, somewhere special to enable everyone to relax, unwind and to share precious family time together.
Along with experienced, local craftsmen and renowned interior designers, the extensive renovation works have involved centuries old working practices to totally transform the original, imposing Victorian gentleman’s residence and adjacent sixteenth century barn cottages, groaning with history, into their present day, pristine condition.
