A COMFORTABLE, COSY AND CRAFTSMEN BUILT RETREAT

The Hayloft has all the ingredients of a cosy country cottage; solid oak flooring throughout and even handmade shutters, all carefully created by local craftsmen under the guidance of the owner. The comfortable, open living space is flooded with light by way of floor to ceiling windows and comprises a cosy lounge area with snuggling sofa and leather chair and fully functional but neat kitchenette with breakfast bar dining facility.

The spacious king size bedroom sits on the first floor having direct access to a modern shower room. Outside, take advantage of the finer weather and enjoy a cuppa or even something stronger on the private patio before heading into Ambleside for dinner; with so many great restaurants, you’ll be spoilt for choice!

The Hayloft is a superb example of a well thought out conversion sat within the small hamlet of Outgate, midway between the popular Lakeland villages of Ambleside and Hawkshead and is extremely handy for The Outgate Inn!

Take a romantic stroll with your loved one and your dog around beautiful Tarn Hows, Esthwaite Water or a tour of the house and grounds at Wray Castle followed by a cuppa in one of the quaint tea rooms that line the cobbled streets of nearby Hawkshead or at the famous Drunken Duck Inn. Walks and cycle routes are plentiful for all ages and abilities from The Hayloft but, if you’re looking to combine a few activities, head for Grizedale Forest where you’ll find superb trails for walkers and cyclists of all ages and abilities and for those real thrill-seekers among you, you can literally swing through the forest at the Go Ape adventure!

The Hayloft is small but well appointed. It is ideal for 2. We were lucky with the weather and so were out and about a lot. The small sitting area was a nice place to relax in the evening. We would definitely consider returning in the future.

Great little place, close to local shops in Hawkshead. The place had everything we needed for the week and we even had a little boozy gift. We had a power outage in the area and it caused the boiler to reset and Clare kindly send someone around promptly to fix it for us. We didn't get lucky with the weather to use the BBQ but glad it's available and an option.

Great location for walking. Could get away without using the car if you want to as Hawkshead and Ambleside within walking distance and bus stop nearby. We stayed for a week with our Gordon Setter and although upstairs fine apart from being really hot, we found downstairs to be a bit cramped. Kitchen is a bit small and agree that the sofa ,being a sofa bed is not very comfortable after a while. Good to have a garden but strange having to walk through next door to get to it. Property was not as clean as it could have been and certain items missing but this was soon rectified after getting in touch with Lakeland Retreats. Nice touch leaving a bottle of Prosecco . Would stay in Outgate but not at this property as just too small downstairs for us .

We had a great 4 days staying at the Hayloft. The surroundings are very picturesque and the accommodation was just the perfect size for the two of us and our whippet. The bed was super comfy and the decor was nice and modern. We loved the proximity to Ambleside and the amenities on offer there. The Hayloft was a great base to explore the south lakes and we did lots of fantastic walks, including walking to Wray castle and back from the cottage.

We had a great time at the Hayloft and it was very central in the lakes to visit a range of locations. Everything was well maintained and comfortable. Would have been nice if the pub in the village hadn’t been closed!

Thoroughly enjoyed our stay in the Hayloft with lovely walks on the doorstep close to Beatrix Potter’s house and Wray Castle. The place was perfect for the two of us and our dog. We did have an issue with the hot water supply which was quickly looked into by the owner. However, we realised if you want a warm shower in the morning then hold off washing up beforehand. Overall, we definitely recommend the Hayloft!

Lovely conversion for two people. Finished to a good standard and has everything you need. Easy check in and process no issues. The area is lovely and quiet with fabulous walks with the dog on the doorstep. If you looking for a peaceful and beautiful place to relax and walk the Hayloft hits all the boxes.

Lovely stay at cosy cottage. Situated in quite village with great walks around. On arrival a bottle of Prosecco had been left for us, which was a nice touch. Very comfy bed and all amenities could need.

This is such an amazing cottage - had everything we needed for a perfect walking holiday in the Lake District. We didn't use the car for 3 days as the walks from the cottage were ideal. The walk to either Wray Castle and Hawkshead starts on a path down the side of the Outgate Inn (next door) - we didn't find the path the first time we went and went a bit out of our way. The bus stops right outside the cottage and is only a 15 min ride to Ambleside or half an hour to Coniston - and at only £2 for a single journey was great. The run approx every hour Overall the whole experience at Hayloft was perfect - listening to the owls at night was lovely Thank you

Had a lovely stay at this beautiful little cottage, for us the location was perfect. Had everything you needed in the kitchen, lovely special touch arriving to a bottle of Prosecco. Thank you! I read many previous reviews mention of the TV needing upgrading & the oven/hob. The TV looks brand new so problems there, the hob took a little figuring out but I don't think I read the instructions properly haha! Overall a great stay, beautiful location & all the homely needs you could possibly want. The only two comments I would have is the sofa is what seemed to be a pull out bed, it wasn't that comfortable to sit on after a long day of hiking often found the back cushions sinking in & a hard metal bar in your back. Also the toilet button flush stuck in a couple of times, so constantly filled with water. But did not affect our stay at all they aren't negative comments just minor things I found as a downside I guess. Would definitely re-book when back in the lakes. Thank you!!

Lovely cottage to stay in, walks on the doorstep. The village pub was shut during our stay so sadly didn’t get to try that but think it was just a temporary closure. Everything was about 10 mins drive maximum. Cottage was clean and just perfect for myself, partner and our little dog.

Beautiful little cottage, ideal size for two plus dog. Furnished really nicely and had everything we needed. Beautiful bedroom space. Only issue was it was roasting! Hawkshead an easy walk away across the fields but def need a car to get anywhere else. The cottage is next to a reasonably busy road too. Short drive away from Ambleside for eating out. Thank you for the welcome gift, it was very much appreciated.

Lovely, clean, compact accommodation. All essentials there but no microwave as not enough space in the kitchen. Nice bottle of Prosecco waiting for us. Good paths very close by and easy walks to Hawkeshead and Wray Castle. The parking space at the front is quite small - our car just about fitted. Pub very close is very friendly and has good reasonably priced food.

A fantastic little dog friendly cottage with everything you need with amazing walks through the hills towards Wray Castle and Hawkhead. The Prosecco waiting for us on check in was a really nice touch. The Outgate Inn next door is a must with nice home cooked food and an amazing Sunday Roast. Our little Jack Russell (Jess) loved it that much she didn’t want to come home. We will definitely love to stay again.

A lovely charming cottage, well equipped with great walks on the doorstep and the pub next door has tasty pizzas However, worth noting that the parking space is quite small and tricky to park in and garden is accessed through another property. Oh and take some DVDs to watch as TV could do with an upgrade!

Would highly recommend the Ginger Bread nook. It’s a nicely presented very clean apartment in a great location. Grasmere has everything you need - pubs, shops, restaurants etc, without being as chaotic and touristy as Windermere/Ambleside. Great public transport links for those not wishing to take a car. The apartment was beautiful and perfect for two. It is really good value for money, especially considering the price of hotels and cottages in the area. Would definitely stay again!

The Hayloft was a great base for exploring the lakes. The property was lovely and had everything you need for a short break. The garden, which can be found around the back, was a great bonus when staying with a dog. The pub next door has a good beer garden - would recommend the steak pie! There’s also an easy walk to Hawkshead following public footpaths. Thank you!

The Hayloft is in a fantastic location to explore the lakes, the house itself was great for the two of us and our pooches! It is located a very short walk from the Outgate Inn and is worth a visit. Michelle is a great host, and it was a lovely touch leaving us a bottle of prosecco.

We’ve just returned from a four night stay at the Hayloft. Beautiful, character cottage in a chocolate box village with a pub a few steps away. Was a perfect location for getting around the lakes. First time to Lake District Great place to stay , lovely little village and 40yds from the local pub , oh happy days Can’t fault Hayloft , clean and lovely , great welcome package of essentials and a bottle of Prosecco Easy drive to most areas , but the narrow roads are challenge , will be back . Lovely walks locally and dog loved them , apart from the sheep poo , which he took a liking to Recommend to anyone wanting a chilled break and a pub on your door step . We spent a fantastic week at the Hayloft. It’s a beautifully designed little apartment which we found suitable for the two of us and our 19mo old daughter. It has a lovely cosy character and remains light thanks to its large windows. Outgate is nicely located for a couple of walks, particularly to the beautiful Latterbarrow with views over Windermere, and the pub next door was lively and served very good evening meals; we also used the facilities to cater for ourselves. Getting there and getting in was simple thanks to great information. I wouldn’t hesitate to recommend the Hayloft to others.

We really loved the little hayloft, just perfect for our needs! It has been renovated(?) to a high standard and provided a warm, dry and comfy base for a couple exploring the Lakes. Pretty much everything was spot on, we especially loved the fact that the milkman delivers each morning :-) The property is minutes from the local pub which served good food and welcomed our dog. There are walks from the front door and many more within a short drive, along with cute villages and towns. You have your own parking spot and garden which although not directly accessed from the house (just behind through a gate) is well set up to enjoy some relaxation after exploring. We would quite happily return here for a quiet relaxing break!

The Hayloft was a wonderful place to stay and would highly recommend it to anyone. There are so many great walks right on your doorstep and in such a great location, because so peaceful and quiet but at the same time close driving and walking distance to the main towns i.e. Ambleside, Windermere etc. If you do visit the area, I would highly recommend driving up to Rydal if you can as the walks here and the walks from Rydal to Grasmere were among my favourite on our visit. All the facilities were great and the information that comes with the property on how to use everything (as well as information about the area and recommendations for walks and food) was very clear and useful. The Outgate Inn is literally next door to the Hayloft and the staff in there were so friendly. It was a lovely little palace, offering great food and drink. Overall, the Hayloft was wonderful and made our stay in the Lakes even more enjoyable.

Superb location. There are plenty of lovely walks from the accommodation, including Lake Windermere being about an hours trek away. The Hayloft was very spacious and well equipped for two people and we had an incredibly relaxed few days there - the prosecco helped too!

Lovely place to stay, in a great location for walking straight out of the door into the Lakes. Very clean and comfortable, and a nice pub along the street for lunch and dinner. We recommend the Latterbarrow, Wray Castle and Hawkshead walks. We also drove up to Keswick to do Catbells Ridge. We had beautiful weather throughout so were very lucky!
