LUXURY LAKELAND COTTAGE IN THE HEART OF HISTORIC HAWKSHEAD

Picturesque Hawkshead village is characterised by the charming cottages which line its ancient cobbled streets and alleyways and you’ll find a particularly fine example in Ross Cottage, an exquisite Grade II listed, three-storey cottage which stands proudly at the head of Fountain Street, backing onto a quiet courtyard just off the Main Square.

Dating back to the 16th Century, Ross Cottage is believed to have its origins as an Inn. This impressive building has been lovingly and sympathetically renovated and restored by the current owners and now offers all the charm and original features you would expect in a traditional Lakeland cottage such as exposed beams and slate flagstone floors but with a modern touch and superb facilities for guests, including luxury bathrooms, beautifully decorated and equipped bedrooms, sociable, open-plan living space, locked bike storage and outside seating/dining areas. Set over three floors, Ross Cottage can comfortably accommodate five people.

Entering through the door of Ross Cottage into the entrance hall, equipped with coat and shoe storage, you are greeted by a warm and inviting atmosphere. Downstairs, the open-plan living area boasts comfortable Chesterfield sofas, a wood-burning fire and a slate-effect dining table, making it a wonderful social space in which to gather and re-live the adventures of the day. The superb fitted kitchen features a range cooker and the owner has gone to great lengths to ensure it is equipped with everything you need to enjoy meal preparation during your stay.

If you are a morning person, there is a delightful seating area at the front of the property where you can enjoy the morning sun and soak up the atmosphere of this charming chocolate box village. To the rear of the property there is a patio table where you can enjoy alfresco dining while making the most of the afternoon and evening sun. There is also a locked outhouse with storage for five bikes and outdoor gear as well as laundering facilities.

Back inside the property, the upper two floors feature three bedrooms and two luxury bathrooms, both of which are fitted with Villeroy & Boch sanitary ware and Hudson & Reed fixtures. On the first floor is the master bedroom with its luxurious king-size bed and en-suite shower room and this floor also houses the family bathroom with bath and shower over bath. On the second floor is a beautifully styled twin room and a lovely double room which offers wonderful views from the window over the rooftops towards the Langdales. For your added enjoyment and convenience, all rooms are equipped with smart TVs and ample storage for your belongings.

We had a wonderful time at Ross cottage. A great location in the lovely town of Hawkshead. Everything you needed close by pubs, small grocery shop and a few shops to browse. The house was perfect for us. Great kitchen, bathrooms were fresh and clean, washing machine, modern tvs in each room. The decor was lovely too. A great space to retreat to after exploring the lake. Michelle had even gifted us a welcoming bottle of wine- classy touch. Would highly recommend.

This was our second visit to Ross cottage and once again we loved every moment of our stay. This gem of a cottage is so welcoming and has everything you could possibly want. Every room is immaculately clean, beautifully decorated and the beds are amazingly comfortable! There is nothing better, after a long walk in the pouring rain, than to come back and warm ourselves by the log fire whilst enjoying our complimentary Prosecco. It’s simply the perfect cottage in the perfect location.

What a beautiful cottage in the heart of Hawkshead village - modern, spotlessly clean and cosy. We so enjoyed our stay - three friends on a walking holiday and had all we needed on the doorstep. I could have stayed longer and would definitely go back again. Fabulous!

Beautiful location and cottage. Increadibly clean and close to to restaurants, pubs and gift shops. Great parking. The cottage was really well set up and the beds are very comfortable.

Ross Cottage was the perfect spot for a few days in the Lakes. Hawkshead has everything you need and more and is all easily walkable. Ross Cottage itself is clean and well decorated, comfortable and cosy. I’m happy to recommend it and would absolutely stay there again.

Beautiful cottage in a great Lake District village location. Plenty of nice pubs and cafes within walking distance. A great location to base yourself to visit the lakes. Parking was easy to find. Lovely to have a wood burner during the cold evenings.

We had a great stay in Hawkshead, despite the wet weather. Ross Cottage has been lovingly restored and was fully equipped with modern appliances in the kitchen and bathrooms, and the log burner in the lounge area was great for the cooler evenings. The location is great with restaurants, pubs, shops and the Co-op right outside the door. The bottle of Prosecco and the milk in the fridge when we arrived was a welcome touch.

Hawkshead is a lovely town and the Ross cottage was great. Tastefully updated modern interior while maintaining old-world charm. We loved our stay and would recommend it for most people. We really enjoyed our stay. A couple items to note. This is a very old building and not constructed for tall people. Anyone over 6ft (1.83m) will need to watch their head at doorways and in the bedrooms. I would not recommend for anyone over 6'-4" (1.93m) tall as you will be hunched over all the time. I'm 6'-1" and hit my head half a dozen times. Both bathrooms are up 1 flight of stairs, so have caution if traveling with mobility impaired people.

The area around Ross Cottage is beautiful and it's so well placed for biking on Grizedale or going out on the boats on Lake Windermere. The house is great value for its location and it is very comfortable

The cottage is welcoming and smartly presented, and makes an ideal base to explore local amenities since it is positioned in the central square of Hawkshead. Michelle is very easy to deal with and promptly replies to any queries raised. Several nice walks run from the village, which is well-positioned for visits to the adjacent countryside around Tarn How’s, Coniston and Windermere. We had an excellent holiday over the six nights we were there.

LMy family and I spent a wonderful week at Ross Cottage. It's right in the centre of the village so the gentle hustle and bustle of Hawkshead is literally on the doorstep with plenty of food options and a handy Co-Op. The village is pretty much pedestrianised so you can bring the car in to load/unload but at all other times it can be left in the car park with the free pass from the property (2 mins walk away, so no hardship at all) . It was a great base to explore the South lakes either on foot with some great walks on the doorstep, or a short drive to Coniston, Ambleside or lake Windemere. The cottage itself has a lovely feel with lots of period features (including low doorways, those over 6ft will learn to duck 😁), but has been brought up to date with a great modern specification for all the essentials (kitchen, bathrooms, TVs and WiFi) and the log burner was a big hit in the evening when the temperature dropped a little. Highly recommended for a Lake District getaway!

Beautifully and well considered throughout. We were a party of 4 and the cottage seemed just right for us. Children had their own room with a TV which went down well. I think 6 would be a bit tight, not because of the bedrooms but because of the reception areas. That said each room had a tv so that would help to spread out. The owners obs have put much love into this property and it shows.

Michelle is a great host and very responsive. We really enjoyed our stay at the Cottage. It was very cozy, clean, fully equipped, and according to our needs given we are a family of 5 people. The surrounding area was amazing and people we met around were friendly. Around 10 mins +/- drive to Ambleside and some other attractions in Lake District. Thank you, Michelle and Lakeland Retreats.

Lovely house in an idyllic location. The house has been renovated to perfection. The hosts were very helpful and responsive. The location is fantastic with restaurants, pubs and shops right outside the door. Great location in the Lake District as well.

Parking is close by and the village is much quieter than some of the larger spots in the South Lakes. The house itself was cosy, warm and pristine! It was the perfect size for four of us and would have still felt okay if we’d have 5 or 6 people. Loved the outside seating at the back. The bathrooms were particularly gorgeous and the showers were hot and powerful. Beds were comfy - the only change I’d suggest would be the pillows - they were quite firm for us. Overall a fabulous place, location and the communication was second to none! Would definitely recommend and would love to stay here again.

We had a lovely stay in Hawkshead, the village is very welcoming and despite being off the beaten track had everything we needed and more. The accommodation was great, the only thing that was an issue was that it was over three floors with toilets only on the second floor. Which was only an issue as I had my parents with us who struggled with stairs. The accommodation was well appointed, clean, and very welcoming. Overall, a great few days in a lovely house and a beautiful village.

A fabulous cottage that has been decorated beautifully - perfect for a relaxing stay in the Lakes. The cottage had everything we needed for our stay - they really had thought of everything in the kitchen especially! and I love the fact that we were greeted with a bottle of prosecco and they'd popped some milk in the fridge. Hawkshead is beautiful and peaceful - the only downside was that the main pub was closed and the other one Id previously enjoyed no longer served food so not as much choice on the doorstep that we'd experienced previously. However it didn't affect our stay as the cottage was so comfortable and had a lovely courtyard for us to eat in out the back. Would highly recommend and will definitely visit again.

As soon as we arrived it felt like home. A perfect cottage in a perfect location. It appears that the host had anticipated our every need. Being in the heart of the village every amenity is on your doorstep. Simply cannot fault this beautiful cottage and look forward to many more visits.
