Quintessential Lakeland Retreat with Modern Day Facilities and Olde World Charm

Enter Roger Ground House through the rose-clad porch at the front and into a flagged hallway. A glorious Georgian sitting room sits off here with a painted inglenook fireplace housing a woodburning stove and magnificent spice cupboard, the window seat providing views out over the front cottage garden. A spacious, beamed dining room beyond is ideal for a formal family dinner and steps down lead to the beautiful Tudor sitting room with further wood burning stove, TV and DVD. A pretty twin bedroom with en-suite sits off here, perfect for those with limited mobility and with lovely views of the garden. Along the corridor is a useful cloakroom with WC and at the far end sits the hub of the house, the farmhouse kitchen, well fitted with a good range of facilities including a large range cooker.

On the half landing, you’ll find a wonderful family bathroom with a statement roll-top bath, perfect for a long soak after a day walking or cycling and a further shower room with a shower, basin and WC. There are two spacious and delightfully presented bedrooms on this floor, one kingsize and one super king – please ask at the time of booking if you require twin beds.

On the first floor are two more beautiful bedrooms, a super king with garden views (please ask at the time of booking if you require twin beds) and the master super king, a beautiful suite with its own shower room and views out over the garden.

Outside, Roger Ground House has great curb appeal from the front where there’s a well-tended, pretty cottage garden, awash with colour throughout the year. Steps lead up to a stone-walled garden behind which leads to a large orchard from where you can take in wonderful views towards Claife Heights. The main garden area provides large areas of manicured lawns fringed with established shrubs and ample furniture is provided for you to enjoy meals al fresco when our typical Lakeland weather will allow!

Superb 16th Century, Grade II Listed Retreat Offering Charming Facilities for A Larger Gathering

Roger Ground House is a fine example of a quintessential Lakeland Country House retreat located in the heart of Beatrix Potter territory just outside the pretty village of Hawkshead. Sympathetically extended and refurbished in recent times from the original, 16th century Tudor cottage, Roger Ground House provides superb, modern-day facilities beautifully presented and married with a wealth of original features deemed worthy of its Grade II listing to include oak staircase, flooring and panelling, stone flags, mullioned windows, beamed ceilings and a glorious Georgian spice cupboard. Roger, by the way, was a local priest in the Parish of Hawkshead who lived here at the house in the 1600s and it’s said that the hamlet is named after him.

Roger Ground House, while perfect for a large family or friend group, can be let in conjunction with her sister property, Hawkshead Hideaway to accommodate up to 12 guests.

Less than a ten-minute stroll along a country path from the house brings you into this tiny, much-loved village, it’s cobbled square and ginnels lined with whitewashed cottages, interesting galleries and tea rooms and a number of traditional inns. The local Co-op supermarket is well stocked for your day to day supplies and a larger selection of shopping can be found in nearby Ambleside, just 5 miles away.

Hawkshead is the perfect base for walkers and cyclists of all ages and abilities; pull on your boots and explore from the door the stunning scenery of Tarn Hows, Latterbarrow and the extensive cycle tracks, sculpture trails and thrill of Go Ape at nearby Grizedale Forest. For a more sedate pace, enjoy a leisurely stroll along the shores of Esthwaite Water, try your hand at trout fishing or take a trip back in time at Hill Top, the former home of Beatrix Potter at Near Sawrey, now owned by The National Trust.

So many great things to say, the historic home was lovely, many rooms to enjoy and relax in the gorgeous countryside. Just the right balance of classic but comfortable furnishings , great beds and linens , and many bathrooms! The gardens were in bloom and since the weather was cooperative, we were able to enjoy the outdoor areas. We absolutely loved walking into town on the path with the sheep in our midst. Hawkshead was excellent, just enough there to really enjoy dining and a bit of shopping. Roger Ground house was the perfect home base for our Lake District adventures. Thank you !

Wonderful, old property. What a privilege to stay in a house filled with so much history. Surrounding area is great. So many walks to do from the doorstep that our car wasn’t needed.

We had a lovely stay at Roger Ground House over New Year. There were nine of us in total, six adults and three kids (aged 5 up to 11), but plenty of room for all of us to spread out. The house is charming. Definitely quirky (the space on the middle level especially so), but extremely comfortable and spotlessly clean. Having two lounges was great as meant kids could be in one while adults were in the other. Kitchen is a decent size and is generally well equipped. Loads of fridge/freezer space, which is great when there's a lot of you. Lovely big dining room too, which was ideal for us as we do a lot of board games alongside cheese and wine in the evening!! The garden leads straight on to the footpath into Hawkshead, bringing you out by the church. Hawkshead village is very pretty. Lots of nice pubs (we had lunch in The Queens Head), a deli, gift shop etc. Our kids enjoyed the chocolate-making workshop too. All in all a great place for family and friends to holiday comfortably together.

Had a fabulous weekend with Family, for a 50th Birthday. Roger Ground house is so pretty, spacious and cosy. In a great location, 10 mins walk into Hawkshead, so peaceful. The property has everything you could want for a short or longer stay. The beds are super comfy and the bedrooms are huge! We loved the exposed beams, and staircase, mixed with the modern bathrooms and kitchen. There is plenty of parking on the driveway and beautiful gardens. It snowed very heavily while we were there, 1st December and this just added to a magical weekend. We will be back!

Beautiful, cosy and characterful house in an amazing location in the lakes. The house was very clean, well equipped and exactly as described. Each of the rooms was spacious and the living/kitchen space ideal for a big family holiday. Would highly recommend!

An ideally positioned, well equipped, clean and tidy flat. With parking allocated, the car can be left safely while you explore the fells, shops and restaurants. With a coffee shop below, the tour bus just across the green it’s just fingers crossed for good weather. We loved Grasmere with the variety of walks and will certainly return. Thank you hosts - hope to see you again next year.

Loved our stay in this quirky, old property. Once we had found it in the dark, check in was easy and the house was warm and welcoming. The goodies left for us were a nice surprise and delicious. The house was clean and spacious with plenty of nice mugs, crockery/cutlery/dishes/pans, dishwasher tablets and spare toilet rolls. We especially loved the huge dining room and table where we could all sit and eat together. The walk into Hawkeshead was somewhat wet and boggy but in the middle of January, it’s to be expected. The kids enjoyed the muddy puddles. All in all a great place for a family get together.

This is a fabulous place for a large group to stay. The house is complex, large and has heaps of character. Bedrooms are roomy and the bedding and sheets were of particularly high quality. Despite the size and age of the property it was warm and comfortable. Every room is distinctive and the decor very tasteful. Being just 10 minutes walk from the village was an unexpected bonus. I highly recommend this Airbnb.

I booked Roger Ground House for a surprise get together for my partners 60th and 8 of his friends joined us. The house was lovely and clean and had everything we needed for a wonderful break. Only warning is the ceilings in some places are low and we had a couple of tall men! Once they got used to bobbing they were fine. I’d definitely go back our friends are even taking g about making it an annual event.

We had a wonderful time at Roger Ground House. Everything that we could have wanted or needed was included in the house,The house is a great size allowing for 10 of us to enjoy a great family time, playing board games at the huge dining table .The garden was perfect to play with the dogs and enjoy a bbq and the location superb. It was a really short walk into beautiful Hawkshead too .We will definitely be back again .

This is an amazing house in a fantastic location. Often big houses are in the middle of nowhere but this one is a beautiful off road easy walk into the heart of Hawkshead. There’s a beautiful dining room that sits 10 perfectly, two reception rooms and bathrooms a plenty!! The house is really well stocked, kitchen and also lots of lovely books, games, maps, guide books etc. We had everything we needed for a family group of 10 ranging from 5 years to 80 years!!

Roger Ground House was exactly what we needed for an extended family of ten. All descriptions were accurate. It was warm, clean and spacious with lots of homely touches. The kitchen was very well stocked and we were very appreciative of the generous welcome basket. Communications before and during our stay were excellent. It was about a ten minute walk into Hawkshead. Wouldn't hesitate to recommend it and felt it was very good value for money.

Beautiful, historic, cosy house. Lovely to be in heart of countryside, with walking access to trails and path leading to Ambleside. Great for families as large with two living rooms and space between bedrooms (good for hide & seek!). Extremely efficient communication. Well stocked with amenities. Ambleside itself is very nice, and close to some beautiful parts of the Lakes including Grizedale Forest, Windemere Jetty, Coniston. Recommend!

Excellent place for a large group who want peace and privacy in the lakes. Lots of space and bathrooms!! Everything you would need is thought of. We even had a Xmas tree which really added to our holiday not to mention the lovely treats waiting for us!

This was our second stay at RGH. We found the house much improved since our last visit. The house is well equipped, warm and very comfortable. We appreciated the welcome treats too. Having been let down on the start day of our holiday by another company we were impressed by how quickly and efficiently Lakeland Retreats handled this very last minute booking. Fantastic house in a great location. Walks literally out the back door. Hawkshead village is only a five minute walk away with its shops, bars and cafes. Really great location only surpassed by the house itself which is beautifully furnished and very comfortable with everything you might possibly need. Lots of space for our large family to spread out with two great living spaces each with a log burner and a very nice formal dining room which was great for breakfast. The WiFi at the house is very good, better than I expected but it had no problem dealing with a couple of kids on iPads whilst the adult streamed Netflix on the TV. a wonderful house and one that we intend to visit again in the future. Michelle as a host was great, communications were very fast, the house was spotlessly clean and she left us a very nice welcome pack of biscuits, mint cake, coffee, bread, wine etc on arrival.

Absolutely stunning place to stay, well equipped for large groups including lots of serve ware and plenty of cutlery etc - we made use of most of this for a cheese and wine evening! The area is beautifully peaceful. We were pleased to find there was space to park 3-4 cars. The short walk into Hawkshead is lovely! Bedrooms were all of a good size and very comfortable and the bath is amazing! Thanks for a fantastic stay!
