From the front of this attractive Lakeland farmhouse, enter straight into the beamed and panelled dining room with antique table comfortably seating the whole party for an intimate dinner. A delightful snug to the left has a colour TV, a quiet place to sit and read the morning papers.

The oak kitchen is wrapped in cool granite and has everything you’ll need to cook up a delicious family meal, the rear porch doubling as a boot room and leading to the rear. The main living room sits just off the dining room, with solid oak flooring, a 40’ SMART TV and comfy leather seating set around a large log burning stove (initial fuel supplied) and floor to ceiling windows allowing plenty of light to flood in.

A luxurious and spacious shower room has a walk in shower, WC and hand basin and also doubles as the laundry. Above the lounge sits Bedroom 4, a king size with skylight windows and some limited headroom.

The main first floor of the property is home to three comfortable bedrooms; a pretty twin with 2ft 6’ beds, a comfortable double and the master double with French antique bed 2 with en-suite shower, handbasin and WC. The house bathroom has a shower over the bath, handbasin and WC.

A private, fully enclosed cottage garden with lawn and patio areas sits at the front of the farmhouse, across the private drive, ideal for enjoying meals al fresco during the warmer months. The property has ample parking for 3 cars, that all important WiFi, and 2 dogs are most welcome to join in the fun.

The cottage was lovely and the communication was brilliant. There was a leak through the floor due to one of the showers which seemed to be sorted quickly (also seems to be a recurring issue). The only things that let it down were it wasn't very clean when we checked in, there were packets left by the previous guests that weren't removed by the cleaner as well as lots of cobwebs and some dirty surfaces. There was also broken glass outside by the bin which wasn't great as we had a dog with us, but this could have been caused when the bin was collected. Overall though, the house is lovely and the location was perfect for us with a nice 10 minute walk through the adjacent field into Hawkshead and we'd stay here again.

Enjoyed our visit. Old farmhouse is clean and well equipped. Nice contrast of traditional cottage with wood panelling low ceilings and a more spacious modern extension. Bedrooms all clean and comfortable. Location quiet and peaceful with pleasant 10-15 minute walk to village. Kitchen space a bit cramped (unavoidable in such an old cottage) so might be tricky for some groups, we managed just fine. Communication and help very easy.

Cottage was lovely and cant fault it , only slight downside was the check in time as pitch black this time of year . May want to consider a shower anti slip mat in the upstairs bathroom. Overall fantastic stay and great location .

We had a wonderful week in the farmhouse. Everything was exactly as advertised. The house was beautiful as were the gardens. A perfect place for a family holiday. We had neighbours but as we both had a private garden they didn’t bother us and we didn’t bother them. The family enjoyed the walks in the area. The village is beautiful, just a tad too far to walk when you have bad knees and the last bit is all up hill!!! Everything we needed was available in the house. I would highly recommend this property to others. A little piece of private heaven.

Great location , very comfortable and lovely facilities..we thoroughly enjoyed the walk over the fields to Hawkshead (about 5-10 mins) to the pubs and shops . Very handy location for Coniston , Tarn Hows, Windermere , Wray Castle , the Langdales etc ..lovely and quiet ..hope to be back soon .

Hawkshead is a lovely village, and this property is well situated for getting around the lake district easily with a car. Spacious house in a quiet area.

The accommodation was great for the 6 of us. The house had plenty of space for eating and socialising. We used the 2 double rooms in the old part of the house and the double in the new extension. There was plenty of parking for our 3 cars (in fact there was space for a 4th car!). The village of Hawkshead is about a 10 minute walk away using the footpath on the right as you go out of the cottage main gate. There are a few places to eat there, we ate at the Red Lion pub and the Kittchen on quiz night - great fun if you like cats! On the whole, great house and great location to explore the Lake District.

This is a lovely old quaint house in a fantastic location! Hawkshead is my favourite little village so far in the Lakes with an array of lovely cafes, pubs and shops. With just a few fields to walk through to get to the village, it was ideal as the cars could be left all weekend. The walk around Tarn Hows was spectacular for a more gentle walk. The house was lovely and large with plenty of space for us all and 3 bathrooms.

Great location for this lovely farmhouse. A great blend of old and modern giving a very cosy feeling. The house is very well equipped with everything you need for a self catering holiday. Hawkshead village is just a short walk across the fields with the added bonus of stunning views across to the fells. Would recommend this as a great place for a family and friends holiday.

The house is now fully double glazed and no sign of any damp and we are fully centrally heated, plus the log burner. The shower was fixed when reported. Hanging rail for wet clothes in the downstairs wet room. Sorry we don’t have a shed for bikes, but they can be stored around the back of the cottage out of sight - but only the farmer goes past the house Pleased you enjoyed your stay

We (6 adults, 1 2-year-old, 1 spaniel) had a lovely holiday here. The best equipped rental property I have ever stayed in. The location is secluded, but you only have a half-mile walk across fields to a traffic-free lane directly into the heart of the village.

It is a 5 min walk to the village the bathrooms have been renovated but 2 of the bedroom floors are very uneven.

We stayed w/s 8/8/20. Party of 6 (three adult couples).House is beautiful. Up a farm track and easy to find. Plenty of parking for three cars. House is semi-detached with a holiday rental next door. During our week it was very quiet and peaceful. Lovely treat so see the sheep herded up the road by the farmer and his two dogs (which are lovely as well).The Old Farmhouse had everything we needed. All modern appliances that worked pretty well. Enough space for us to all be there but not under each other's feet. The double height sitting room is really nice to sit around and chat. Bedrooms pretty comfortable. Getting into Hawkshead is really easy. Either a walk across the fields or down the house's road and into the village that way. There is no footpath, but traffic is light and people are expecting walkers. It's only 100m or so, so not a problem. This is an old house so has a few quirks. The upstairs shower leaks into the dining room a bit. Kitchen is small. It's hard to dry washing even with the dryer as the house stays a little damp. Plus there is nowhere to store any wet/outside gear. We had 4 bikes so this was a downside. One slight warning - if you are over 6'2'' you cannot stretch out on the bed in the main bedroom because of the high footboard. But these are minor - overall the house is an absolute winner.If you are cycling, the route from the cottage, past Ambleside, around Rydal and Grasmere and then back home is just about the best I've ever done - and I've done a lot. there is a 25% climb so be warned. But it's incredible.All in all a great week and highly recommended.

Lovely cottage, perfect for attending a wedding nearby. Even though the weather was cold my daughters loved running around the lovely gardens. Rural but walkable to pubs and amenities. Would return!

The cottage was very well equipped and comfortable. Plenty of space for us all. Booked to celebrate my husbands 70th and some of his family stayed in Hawkeshead itself. The 10 minute walk in to the village was easy for meeting up with them. We were able to collect the keys early when we called in to the office at 1:30 which was a bonus. I would thoroughly recommend the property for a stay in Hawkeshea

This cottage is well located near beautiful walking paths and across the main road from grazing sheep. The garden, through a separate gate by a different property, has a Weber barbecue and beautiful patio furniture. Highly recommend this part of the Lake District.

This is a lovely, characterful cottage in a very quiet location, set well back from the road, we didn’t see a soul other than the postman. That said, it’s only a 5 minute walk to Hawkshead along the road or over the fields, which is a very pretty little village with some great pubs. The cottage was well equipped, we enjoyed cosy evenings playing board games with the log burner going. Also some very scenic walks nearby. Overall a great choice for our party of 6 (and 1 dog), would highly recommend it.

The cottage is well equipped and very clean. We loved the sitting room and having space. The setting is very pretty and it is a pleasant walk into Hawkshead across the fields. A great place in a lovely location. The milkman delivers daily, which is a real bonus

Quirky cottage combining modern amenities with an old house - the bumpy floors were interesting! We had a super cosy weekend and loved the log fire, watching DVDs and playing games. Internet connection was surprisingly great too

Perfect spot for families! Our young sons loved playing in the garden and exploring the fields and streams nearby. We loved having plenty of beds, an excellent kitchen and laundry, and a quick walk across the field to Hawkshead Village for any essentials. We were also perfectly situated for a hike to Tarn Hows. Beautiful home for a beautiful vacation.
