SPREAD OUT IN THE COMFORTABLE LIVING AND DINING AREAS

From the car parking area, take care in the wet up the stone steps that lead up to the house. Enter through the side door and into the boot room come utility where there’s plenty of room for all of your outdoor equipment including bikes.

Beyond here lies a shower room, really handy if you’re coming straight in from a wet walk and need to warm up, you’ll also find here the washing machine for those wet and muddy clothes!

The kitchen to the right has everything you’ll need; a gas cooker, dishwasher, fridge freezer, microwave and a handy breakfast area with a table and chairs. Through to the traditional dining room, big enough for you all to spread out around the table and enjoy a meal or indeed a board game together, the double patio doors lead onto the sunny terrace.

The comfortable lounge has a wood-burning stove and SMART TV, the slate window seat provides lovely views over the surrounding countryside.

A split landing on the first floor leads right to a king-size bedroom with lovely open views and to the left sit the other two bedrooms, a pretty twin and another king-size. All three bedrooms share in the spacious house bathroom with a shower over bath, basin and WC.

Outside, there’s plenty of parking space available in your own car park for up to four cars and even a boat if you have one.

The south-facing gardens are a mix of terrace and lawn with mature shrubs and bushes and panoramic views towards Wansfell Pike.

Please note that there is a small, gentle stream running along the bottom of the garden so do be careful with young children and pets. Two stone steps lead up from the garden to the sunny terrace and there’s also another access along a gated driveway.

LARGE FAMILY HOME OFFERING AFFORDABLE COMFORT IN A SEMI-RURAL LOCATION

Just a short distance from Ambleside and Hawkshead lies Kirkley Bank, a link detached retreat offering superb value accommodation for a family group. The house is a great base for lovers of the outdoors as there’s plenty of space for all of your walking and waterproof equipment and even room for bikes. The living spaces are ideal for enjoying each other’s company but there’s also plenty of room to spread out and relax, read another chapter of your book, listen to some music or watch the latest blockbuster on the SMART TV.

One of the main features of Kirkley Bank is the attractive south facing garden with a delightful, sunny terrace from where to sit and take in views over the countryside. There’s a small, gentle stream flowing along the bottom of the lawn which is fringed by colourful shrubs and bushes. Endless fell and country walks can be enjoyed right from the doorstep, nearby Tarn Hows a particular favourite of ours, perfect for the youngsters and those with dogs. Or why not enjoy a walk in to Ambleside, Hawkshead or even Wray Castle on one of the many footpaths accessible from the property. Head to the renowned and highly popular Drunken Duck Inn afterwards for light refreshments, just half a mile for the house or head into nearby Ambleside for a wider choice of cuisine and dining experiences.

We loved the location, a short drive to so many beautiful places in the South Lakes, and local walks from the house on footpaths. There is also a convenient bus that passes the drive going to Ambleside, Hawkshead or Coniston. The house suited the three of us, plus one dog perfectly. Plenty of space inside, well equipped kitchen, two bathrooms, warm, quiet and private. We enjoyed the garden and patio, with fabulous views looking over fields and hills for relaxing after a day out and about, and the luxury of off-road parking. We would love to stay here again. Thank you.

We returned from a year ago. Such a beautiful week spent in the Lakes. Kirkley bank had everything needed and was a perfect place to chill at after an adventurous day. It’s close to many brilliant towns and attractions. Highly recommended! Thank you :-)

a great location within easy reach of Ambleside and Coniston. The house was spotless on arrival and had all the amenities. The kids were relieved the WiFi worked and the bird food and feeder kept the grandparents entertained. The welcome gift was appreciated, thank you. We did find exiting onto the road a challenge and did find winding windows down to listen for traffic helpful. In all, a great base for our first time as a family to the Lake District.

Comfortable stay in a nice setting, the house had everything we needed. Beds were comfy and the log fire was nice after a cold and wet walk. I would recommend this place although note you can only use one shower at a time due to the water pressure.

My friends and I had the most lovely stay. Couldn’t have wished for a better location with lots of nature walks right on your doorstep, Ambleside (lovely town) is close by while still giving that feeling of escape from civilisation. Good access for both cycle and car. Very cute cottage that and we wished we could have a similar one ourselves one day.

A brilliant stay all round! We were staying at Kirkley Bank for the Grizedale stages, so the size and location of the cottage was absolutely perfect for us, even down to the parking area which was very handy for the van and rally car. Despite getting caught in the snow and the rally being abandoned, we had a thoroughly enjoyable stay as we got the wood burner going and settled down until the snow cleared. Would thoroughly recommend the house and will be sure to book again if we're in the area.

We stayed at the house for 4 days during the autumn period and it’s safe to say we really loved our time here. The house was super cosy and comfortable, we especially loved the wood burner and utility space behind the kitchen to use after muddy dog walks. The location is perfect to access all activities we wanted to do, including a great choice of pubs close by. We would definitely recommend this place and would also love to return to explore more of the Lake District.

This was the perfect place to stay! During our journey we were let down by another Airbnb so needed a new place quickly, we were able to book this straight away with the check in time being just over an hour later. So glad that happened as this was in a great location, had all the amenities we needed, plenty of space for 4 people and plenty of parking too! Thank you so much!

This is a beautiful spot to stay! The cottage is a lovely place with plenty of space, comfy sofas in the lounge to relax and everything you need in the kitchen. The boot room is also super handy for muddy boots! The vest feature has to be the view from the main bedroom, absolutely beautiful to wake-up and watch the sunrise. The patio and garden was so peaceful and relaxing to sit out on. We'd definitely return!! Great location for Ambleside, Hawkshead and crossing over to Bowness via the ferry crossing.

Cottage is in a great elevated position with a beautiful garden close by to both Windermere and Ambleside lakes. Garden stairs probably not ideal with any one with mobility issues as they were very slippery due to rain as was the below pathway but has a big high patio which is just perfect . Beds are super comfortable has everything a home requires and more

We had a lovely few days at the property and it suited our needs well. Great position with lots of walks nearby. Kitchen could be slightly better equipped eg (grater and oven dishes) but apart from that it was a superb place to stay and we will be back!

A great place in a central location. Lovely garden and views, nice and quiet at night. The Cottage is cosy and inviting, with wifi fast enough for multiple devices to stream without issue although it doesn't cover the whole cottage, so the end bedroom isn't covered and the middle twin only marginally. Walks are availble direct from the location without the need to drive out, but since it's quite central, other places are easy to get to. We enjoyed our time and will look to book again!

Our stay was absolutely amazing! The house is in a great location, ~6 minutes drive from Ambleside center. It was very clean, well setup for a weekend getaway with even a welcome bottle of wine ready for us :) The garden and patio were especially great to enjoy breakfast in the great weather. Thanks for a wonderful stay.

We booked this at the last minute when there was a problem with our booked accommodation which meant we couldn't stay there. Michelle was quick to respond and help us out, which was hugely appreciated and made us feel really looked after. The property was in a really brilliant location for visiting Ambleside and as a base for lots of lovely walks in the Lake District. It was cosy and warm and had everything we needed for our stay. I would recommend or stay in one of her properties happily.
