A beautifully maintained, historic, three-storey cottage in the quaint hamlet of Outgate

Honey Pot Cottage is a beautifully maintained historic three-storey cottage with two bedrooms and two bathrooms, located in the quaint hamlet of Outgate.

The property has been modernised and reconfigured in recent years, preserving many original character features such as exposed beams and low ceilings, while incorporating modern upgrades. It enjoys lovely country views from the upper floors and has a small walled courtyard seating area to the rear.

The Living/Dining Room features exposed beams, a TV, a multi-fuel log burner with stone surround, a slate hearth and oak mantel, a slate window sill, and walnut laminate flooring.

The kitchen can be accessed via a staircase leading to a modern selection of wall and base units. The kitchen appliances include a four-ring gas hob, electric oven, extractor, washing machine, fridge, freezer, and wine cooler. The floor is walnut laminate. The rear glazed door provides access to a small backyard area.

The first-floor bathroom includes a bath with shower over, WC, and hand basin. It also includes a heated towel rail and electric shaver point. Also on the first floor is the double front-facing bedroom. This spacious double dual-aspect room has a view towards Latterbarrow and exposed beams.

On the second floor is a shower room with a polished slate floor and exposed beams, and a lovely view towards Latterbarrow. It’s equipped with a three-piece suite comprising a corner shower cubicle, WC, and vanity wash hand basin. The second-floor twin bedroom has a dual aspect with attractive country views and exposed beams.

Outside, the property benefits from a small paved rear patio.

Please note, although there is no private parking, there is a lay-by at the top of the lane approximately 30 yards away.

For a change of scenery, The Drunken Duck makes for a lovely halfway point for a local walk stopping in to refuel with great food and ales.
