TWO KINGSIZE BEDROOMS EACH WITH A LUXURIOUS EN-SUITE BATHROOM

From the private parking area, a flight of slate steps leads down to the patio and garden and entrance porch. From here we enter a beautiful upside-down house, created as such to make the best use of the views from the first floor. The large hallway has plenty of storage space for all of your outdoor clobber, with extra hanging space in the small boiler room, perfect for drying off your clothes after a downpour, and a washing machine discreetly tucked away out of view.

Two beautiful Kingsize bedrooms occupy the ground floor, both with a view across the garden and to the Lake and fells beyond, one of the bedrooms with patio doors leading out onto the patio. Both bedrooms enjoy a luxurious ensuite bathroom, one presented in a cool grey colour scheme with discreet lighting, the other in muted tones of cream, both with a powerful shower over the bath, basin, WC and heated towel rail.

Head up the stairs to the first-floor open plan living space where you’re greeted by several large picture windows framing the amazing views towards the Eastern fells. The comfy deep-cushioned sofas and chairs are arranged around a flame effect electric fire and TV, the contemporary styling complementing the exposed beams to the ceiling. There’s a relaxed dining area off the lounge and a super equipped bright, modern kitchen with plenty of workspace under which sits an electric oven, built-in microwave, dishwasher, electric hob and fridge freezer.

Outside and on the ground floor, there’s a large patio, which is a lovely private sun trap in the warmer months with ample furniture for you all to spread out and relax. The garden itself is mostly laid to lawn so sit back, relax and take in the sights and sounds of this idyllic location.

The sleeping accommodation on the ground floor is equally modern and striking offering superb private and en-suite facilities for two couples or a smaller family.

The beautiful and romantic village of Troutbeck, located just a five-minute drive from the more popular resorts of Windemere and Bowness boasts some of the finest fell walking to be had within the South Lakes so grab your boots (and your waterproof just in case) and head straight out of the door onto the lower slopes of Wansfell Pike and Troutbeck Tongue, two of 214 Wainwright’s just waiting for you to bag! Once back at base, enjoy a pre-dinner drink on the sunny terrace before heading up the road for a hearty meal and drinks at one of two popular pubs in the village, The Queen’s Head, just a stone’s throw of the cottage or the renowned Mortal Man.

We have had a wonderful few days in this lovely cottage, the weather has been very good to us and we have managed some walks with out getting to wet in the few showers we had. We have eaten at The Mortal Man and The Queens Head both very good. Queens Head is lovely inside and worth the steep climb back up the hill! The views from the cottage are out of this world, we found ourselves just standing at the windows looking out to Windermere. We will definitely return, couldn't fault anything we had everything we needed at Hilltop.

What an absolutely beautiful cottage with amazing views. We have never stayed in a nicer accommodation. Despite the awful weather we had a fabulous holiday here in the Lake District and would definitely recommend your property to others. Meal at The Mortal Man was excellent on evening.

Really enjoyed our 3rd visit to this cottage and always love Troutbeck as a typical Lakeland village. Unspoilt and full of character. Calibrated on engagement whilst we were here so will always remember Troutbeck

Thank you for providing a perfect peaceful haven. We have had a wonderful holiday and despite the weather forcast we have excaped the rain and managed to gdo many of the higher mountains and see so many bewutiful views.

An amazing location, amazing property overall also. The only gripes were the macerating toilet, but I recognise the owner can't help this and it is required for the situation they have. Also the mattress was unsupportive and somewhat uncomfortable in the larger bedroom. The driveway is slippery for a normal front wheel drive car and took several attempts to get up the bank, but this was a case of practice in some ways - would be no problem for 4 wheel drive cars but then not everyone has those - we don't. That aside, it is the best property we have stayed in whilst in Troutbeck and the owners have worked hard to ensure that everything is accounted for. Fantastic views, lovely showering facilities, wonderful peace and quiet and we will definitely return here again. Thanks so much to Gilly who I have been in touch with also about our stay at her property.

We have had a very comfortable few days staying here at Hilltop. The weather has been mixed and quite cold for the time of year. Enjoyed an evening meat at The Queens Head and an afternoon tea in Windermere at Cedar Manor which was superb. All in all a lovely stay and would recommend this cottage to friends and family.

We had a wonderful relaxing few days here in Hilltop. The cottage is comfortable, spotless and all details have been thought through. The views are just stunning. The weather was typical - hot sunshine on day 1, pouring rain all day 2 and somewhere in between on day 3! but we made the most of our time here walking the Loughrigg Terrace and also around Loughrigg Tarn. So happy to have found this fabulous place - thanks so much for everything.

we have had a very enjoyable week staying in Troutbeck & Hilltop is very comfortable & well appointed. The location is lovely & perfect for exploring the many attractions of the area. We particularly enjoyed visiting Townend Farmohouse, Stagshaw & Holehird Gardens, all close by. A lovely relaxing break Thanks you.

We've had a lovely stay. House has all you want! We were 4 adults and it was very homely, great views and we had 4 straight days of glorious weather and 2 foggy - can't complain about that. Enjoyed lots The Lake District has to offer, enjoyed the National Trust properties, walks, food and the ales! The Queens Head was our pick for meals. Thanks for sharing this great property.

A lovely cottage in a beautiful location. Underfloor heating is such a luxury in the bathrooms. Enjoyed all the walking in the area and also over to Ambleside and Grasmere. Mixed weather but fsar bettter than the weather we get back home in Aberdeen! We hope to be back soon. Many thanks for sharing your cottage.

The property is excellent - clean, warm and beautifully decorated. Both rooms are en suite and very comfortable. The view is amazing - down the valley to Windermere with the hills sweeping in from both sides. The Mortal Man pub is only a 5 minute walk and the village of Troutbeck itself is picturesque and charming. Overall the location is superb.

Our stay here has been wonderful. A clean warm and welcoming property. We have been so comfortable. A great base for higher and lower level walking without moving the car and proximity to the local pubs is a bonus. The wonderful coat and boot area and drying facility was a huge bonus. Would highly recommend this property and return.

A lovely little property overlooking Lake Windermere. The RAF play around in the surrounding valleys which was lovely to see, right on the flight path. Great views and location. Would recommend and return to the area. Lots of walks around from the house too.

lovely cottage close to the lakes but far enough away to avoid busyness! lovely clean house, great size for two couples staying. lots of suggestions for walks and places to eat. we went to the mortal man for dinner, 5 minutes away and great little pub! easy check in and in sure if we'd had any issues we would have had quick replies! very warm house with underfloor heating which was lovely after some long walks

We were delighted with Hilltop, warm cosy and amazing views. The cottage was beautiful, lovely set up and the under floor heating was an absolute bonus. We look forward to booking in summer to enjoy the view for longer and explore all the local attractions.

Great spot and walks and good pubs from the door. Lovely view to lake and working farm with animals abound. Comfortable house with excellent en-suite bathrooms and comfy beds. But only real issues were clarity on directions finding it and bin location for refuse not clear. Just minor gripes but other than those we had and a lovely weekend with amazing walks.

A great place to stay in a lovely part of "The Lakes ". All very cosy and warm. A well thought out design of a house on two floors; comfortable beds for sleeping on the ground floor so that the most can be made of the views of the fells and Windermere on the second floor. All very clean, tidy and well equipped. And a great price for this area of Cumbria.

We had a wonderful week at Hilltop and we totally agree with the other positive reviews. If you have a very low slung car the driveway to the parking spaces is quite steep.

A great house whether you want peace & quiet or adventure. It's a great place for walks straight from the door & lakes for kayaking or swimming just a short drive away. The views are lovely & the house has everything you need. Unfortunately the local tea room/essentials shop was closed down or just shut for the week ( not sure which) but there are two pubs in the village where you can get a decent meal. Our favourite was the Queen's Head, literally just down the road.

A lovely cottage in a great location within a very short walk of two very good pubs. Would recommend it for anyone looking for a good base to move around the lakes each day and return to the cosy surroundings of this well presented cottage.

Michelle is very kind, attentive, helpful, available, patient and efficient. She makes sure that everything runs smoothly for her clients. My daughter and I had a wonderful week in the Lake District, with great weather and some physical but astonishing hikes! The wilderness is absolutely stunning and magical, so it was very difficult to leave this beautiful area. The "Troutbeck Top of the hill house" is not very easy to find, but the house is very pretty and the view is super nice. It's very quiet, peaceful and at the same time close to everything! I would recommend it.

The cottage was spotlessly clean when we arrived. Beautiful views from the garden and the living room windows down the valley to Lake Windermere. The garden has sun throughout the day. There’s a great walk from the cottage to Ambleside with 360 degree views across the hills and fells, and lots of other walks suggested from the cottage. There’s plenty of great walks with half an hour’s drive. Coniston, Ullswater and Windermere lakes are in easy reach. We thoroughly enjoyed our stay here.
