A superbly located and stylishly improved Lakeland family home, Croftlands enjoys stunning views over open fields to Latterbarrow in one direction, and the Coniston fells in the other, not forgetting Esthwaite water glistening in the distance to the south.

With early 20th Century origins (built in 1901) the house now provides adaptable modern living accommodation, offering 5 bedrooms, 3 bathrooms and 2 excellent reception rooms. Quietly placed in the peaceful hamlet of Colthouse, this detached property sits peacefully within just under an acre of garden.

Entered via a covered porch and welcoming hallway it is easy to be drawn immediately to the superbly equipped family dining kitchen (supplemented by separate utility/laundry room). Both the lounge and the snug enjoy wonderful views and additionally there is a cloakroom, shower room, large workshop/bike store, with table tennis table, and utility/laundry on this level.

On the first floor are 5 spacious bedrooms, a triple, a twin, and three doubles. All with views, and each revelling in its own character with delightful individual touches. Also on this floor is both a bathroom, and a modern shower room.

The mature gardens extend to just under an acre and include a rich variety of mature shrubs and trees, plenty of car parking provision, view points and privacy.

  • Entrance Hallway - Light and welcoming, having ample space in which to greet visitors. This bright space truly sets the scene for the rest of this welcoming home. Elegant light oak flooring, under stair cupboard and stairs to first floor. 
  • Cloakroom - With WC and wash basin. 
  • Lounge -  Dual aspect with southerly garden and fell views, glazed french doors to the garden. A Stovax wood burner stove set within ornate marble fireplace provides a real focal point to the room This is an ideal room in which to gather and relax with family and friends.  
  • Snug/TV Room -  Dual aspect with views of garden and the fells beyond. Perfect for quiet relaxation this lovely room is spacious enough for all, yet maintains that 'cosy' feeling.  
  • Family Kitchen - This well designed kitchen has a range of units with complementary worktops and integrated appliances including a Gaggenau 6 ring gas hob, two separate electric Gaggenau ovens all with Rangemaster extractor hood over, and a Rangemaster fridge/freezer with. Also having an island unit with excellent drawers and cupboard storage, an integrated Frank Belfast style sink with mixer tap and drainer, and an automatic Bosch dishwasher. With plenty of space for family dining or entertaining guests, this is the heart of the house.

  • Gardens - A rather lovely large garden with plenty of space in which to sit and relax whilst taking in the glorious views. Lawns, climber entwined arbor, borders with mature shrubs and trees, as well as a paved patio area ideal for enjoying a morning coffee, or perhaps a glass of something cool at the end of the day. Outside light and power points and a water tap.
  • Additionally - There is a greenhouse, and a timber summer house - currently in use as an additional storage space. A large timber shed provides excellent storage for garden and outdoor equipment, and there is a log store attached.
  • Parking - There is ample car parking for up to 4 cars to the rear of the property, plus large double car port.

Hawkshead, a charming village that boasts a rich history and culture

With narrow alleys and cobbled streets, leading to fine pubs, cafes, and independent shops. The village of Hawkshead is also home to Beatrix Potter’s former home and is only a short drive away from adventure in Grizedale Visitor Centre, the fantastic walking options of Claife Heights, and Lake Windermere, one of the largest and most beautiful lakes in the region.

Although remote, Croftlands is still within walking distance from the village.

I have stayed in many lovely places in my time, but this has to be the best one because the property is beautiful in every way, spacious, clean, stocked with everything you will need, in a lovely quite location a short walk from Hawkeshead village. We have Just finished a 2 night stay here in a brief heatwave where the large garden was a real bonus. Located on the outskirts of the village it has great views south towards Cartmell and Morecambe Bay. The house is beautifully furnished, well built and maintained. Accommodation across 2 levels, with all the usual equipment plus extra bits that you don’t always find and a lovely welcome pack. The main living areas were light and airy with loads of space and doors which opened wide to allow a welcome breeze to blow through. Would certainly look to book here again when we return in the future.

A wonderful, comfortable stay at Croftlands. It's a real getaway property in very peaceful surroundings, with a large garden & amazing views. It has been tastefully furnished & is fully equipped. Hawkshead is only a few minutes drive away. Highly recommended holiday destination.

Stayed at Croftlands for 5 days last week in this warm and welcoming house. It’s beautifully presented throughout, well equipped with everything we required and with quality furnishings and equipment. It’s in a perfect location, with magnificent views even when raining, with lots of walks on the doorstep and only 10 minutes walk from Hawkshead which is a friendly and pretty village. It’s only a short drive from Ambleside and Windermere. It’s also very quiet, which I personally cherish, without feeling isolated. I will definitely go back.

I stayed at Croftlands house for a long weekend mid-May, absolutely beautiful accommodation inside and out, very wholesome, each room is so warming to walk into, great for family breaks or just to relax, set in a breathtaking location with plenty of walks nearby, was only a 15 minute walk to Hawkshead village through the fields and the views were amazing! The people of Hawkshead were so welcoming and friendly and only a 25-30 minute drive into Windermere. Highly recommend and I will definitely be staying again. 10/10
