Back to the living areas and Birch House is blessed with a second sitting room on the lower ground floor, a delightful chillout area to break away from the others, listen to some tunes via the Sonos system or enjoy a couple more chapters of your holiday novel.
Outside, there’s a small seating area to the front of the cottage, perfect for enjoying a morning coffee or pre-dinner drink.
Parking is by way of a permit (one supplied) allowing you to park on a number of adjacent streets close to the cottage. You can of course pull up directly outside the cottage to unload. For additional vehicles, we can recommend Broad Street Car Park where you can take advantage of £1 for the day Early Bird Parking if you pull up before 9am. We had a perfect stay. Location was excellent, less than 500 yards to the main high street for pubs/cafes etc but located in a perfect spot for it to be quiet, We stayed as 3 couples & a dog and plenty of living space The top floor suite was a wow! Beautiful

We had a brilliant stay. The house is really clean and comfortable with lovely furnishings. The location is perfect, so close to everything you could need. Check in was super simple and provided really helpful instructions and information ahead of our stay. It’s a great place - we’d definitely return!

We are a family of 4 with a dog. This house was perfect for our holiday requirements. Communicate was excellent. The area is lovely with lots of local amenities on the doorstep. Windermere is a great base for exploring the Lake District. I would recommend this as a great place to stay.

Fabulous accommodation in a perfect location. Birch house was beautifully kept with everything we needed for our break. Being so close to the town centre meant we didn’t need to use our car the whole time we stayed. We used the open top buses to travel to Ambleside and Grasmere. Definitely recommend.

The house was exactly as shown in the pictures and spotlessly clean, the host was quick to respond to my messages. In an ideal location, right off Windermere High Street, which was perfect for us to have a walk with the children, also a short drive away from various other attractions for my two children (aged 4 and 2). We had a lovely time in Birch House and will be looking to come back next year

A lovely house with a lot of space and a wonderful master bedroom with en suite facilities (although no door on it) really close to the local shops, bars and restaurants. Really comfy inside. Parking permit was really useful although we couldn’t always get too close to the property we didn’t mind the walk although had to drop off our friend who had trouble walking at the time of the stay. Normally we pick more remote places but really enjoyed being able to go easily to bars and restaurants and enjoyed walking to Bowness and really close to Ambleside Grassmere areas.

Birch house was perfect for our stay in the Lake District. On the doorstep of all the beautiful shops, restaurants, and Cafes of Windermere, but tucked away enough to be peaceful and private. The house was in very good order, beautifully presented and comfortable. The bedding and towels were high quality, kitchen, well-stocked, and the downstairs TV/utility room, a great bonus. Michelle/Gabriel was very responsive to all questions and check-in via the lockbox could not have been more simple. Residents parking, via the permit provided, was great for a smallish car, we just about squeezed in our Skoda Karoq, but there is plenty of public parking nearby, if needed. We would happily recommend Birch house to other travellers.

This house was absolutely pristine with all the amenities you need. The rooms are spacious yet cosy. There is ample heating and the environment is peaceful. There are TWO TV/sitting rooms and an incredibly spacious kitchen and dining room. The loft bedroom is incredible. Would happily return without a thought.

Lovely place to stay in Windermere. Really nice house to come back to and chill out in, great location. Parking can be tight at the back, if you're not confident at maneuvering your vehicle (or if it's on the larger side) probably best to stick to the streets with the parking permit. Thanks.

Fantastic property in a great location. Very cosy and yet spacious cottage - perfect proportions across all of the key rooms. Kitchen well stocked with utensils and good quality plates etc. Decent enough knives which isn’t always the case! Good quality TV! The loft suite is very nice - perfect for privacy. Great location, right off the high street, but far enough away to not notice that! Dog friendly and that is great, but be prepared to have to take the dog for a wonder for a walk as no garden at front or back - but park just couple of hundred yards from the front door. All in all a perfect house for a break in the Lakes.

Good downtown location in Windermere, where there is always a lot going on (especially a lot of traffic during the main vacation time. Therefore, we were glad that we found a parking space for us behind the house. We didn't move the car much and often took the bus, which runs very often. Rooms were lovely decorated. Lots of pictures about the region. In the upper double room, an at least partially pullable connection to the bathroom would be desirable.

The most clean and homely air b n b we have stayed in. The place was pristine. Really cosy comfy house. So central but also was quiet even though it was just off main road. Easy drive to get to Bowness. If we weren’t with the kids (3 and 5) we would have just walked it. Sweet shop down street was very popular with the kids and co-op and Sainsbury’s a quick walk. Beds were very comfy. We enjoyed our stay and would be delighted to stay again or in another house hosted by Michelle.

We had a lovely stay in Hawkshead, the village is very welcoming and despite being off the beaten track had everything we needed and more. The accommodation was great, the only thing that was an issue was that it was over three floors with toilets only on the second floor. Which was only an issue as I had my parents with us who struggled with stairs. The accommodation was well appointed, clean, and very welcoming. Overall, a great few days in a lovely house and a beautiful village.

We had the most wonderful holiday and the cottage was perfect. It was close to the attractions and locations we wanted to visit and easy to find both on foot and in the car. It was spacious and clean, and had everything you needed already provided. The freezer also was very handy as the weather was very hot when we were there so it meant we could have plenty of ice and ice creams on standby.

The property is located towards the end of a side street so was very quiet. Less than 10 minutes walk to the train station/buses which is great if travelling on public transport as we were. Such an amazing place to stay!
We have just got home from 3 nights here and we couldn’t recommend enough! The house was so warm and homely, the decor was very modern and looks exactly like the pictures! The cleanliness of the house was next level and we felt right at home all weekend! The location was perfect, close to local shops and pubs but far enough for a decent walk to the lake and parking was absolutely fine using the permit provided!
We are already looking forward to booking another stay and this will definitely be our go to accommodation in the area!

Ideal location and very good accommodation. Normally when we get a pet friendly home you can tell the dogs have previously been there. With this accommodation I did not feel as if we had been shortchanged, it was just as clean as I would expect pet free accommodation to be. A little pricey for a week but would definitely consider another stay. Master bedroom was fantastic

Birch House is lovely! Looks exactly like it does in the pictures. We had excellent communication throughout and a very easy check-in. The location is right off the main street in Windermere - shops and eateries are literally minutes away. Bowness is again within walking distance and Lake Windermere itself is accessible on foot if youre keen (like we were) to swim while youre visiting the area. Our dog was also welcome - so I wouldnt hesitate to recommend this place to you. (People often moan about the parking situation in The Lakes. We found it not to be a problem staying here. We parked on street, free of charge, about a 6 minute walk away from the property for the entire duration of our stay.)

This house was fantastic. Plenty of room for us and really nice. The location is great. We went out for day trips but also did more local activities we could walk to. The parking is tricky - we had a permit but often couldnt find a spot anyway in the evening - but there is a large pay lot near by and after 8pm its only £1 for the next 24 hours! We loved the pubs nearby and had a great breakfast one day. Also loved the local shops and sites. Highly recommend this house! It was also amazing to have a fire one chilly rainy evening!!

We had a great time in this lovely cottage (June 2022). Everything was exactly as described. Hot water always available and everything sparkly new and really tastefully decorated. A home from home and we appreciated every bit of it. Parking was easy - we never struggled (and we have quite a big car), as was visitor parking which was reasonably priced too. A wonderful little hub to come back to after a day exploring the lakes. The location couldn't be better. It is a stones throw away from the high street in Windermere and just 5 minutes drive from Bowness. The house itself is tastefully decorated with comfortable beds and a cosy front room with a log burner. A big dining table and well equipped kitchen meant we could enjoy dinner at the house some evenings. Parking is a small hurdle as you cannot park outside but we were provided with one permit and there is free street parking close by or an all day early bird car park for £1 a day.
Would certainly recommend this place to anyone visiting the Lakes.

What a fab place to stay you cant beat the location and the owners have really capitalised on every inch of space. Tip. Dont forget to look under the stairs youll find another room.

Absolutely wonderful house! So cosy, convenient and comfortable! The location is fantastic and the house is the best retreat after a busy day in the lakes! The whole place is tastefully decorated and fixtures/ fittings are really good quality. Would highly recommend!

Fantastic cottage; super cosy and very clean. Exceptionally well equipped. We spent a week here and could have easily done 2. No complaints at all.

Our family stayed at Birch House for New Year Dec 2021-Jan 2022The property was immaculate, clean, beautifully decorated.The kitchen was well equipped and the property had everything you needed whether you were going out for dinner every night or eating in. The restaurants, pubs snd takeaways in Windermere were fantastic too. One negative comment is that there was nowhere to hang your coats, in particular wet coats from the wonderful wet Windermere weather.Our girls liked to escape to the basement but it for some chill out time but it was a bit cold down there so we didnt sit down there as a family.The master bedroom suite and other bedrooms were perfect and very comfortable..I would highly recommend this property to anyone wanting to stay in Windermere.We will definitely come and stay again.

Our stay at Birch House was everything we had hoped for. The house itself has been decorated to a high standard and with everything you might need for a weekend away. The location is fantastic and we enjoyed our stay so much we are already considering booking again for next year!Lakeland Retreats were really responsive to any queries we had, we really cannot fault the company or the house!

Amazing property in the heart of the central lakes. Would strongly recommend the property to people who are looking for a great location when exploring the southern fells. Very close to Windermere and Bowness. Will be heading back very soon.

We had a great stay in the cottage right at the heart of Windermere. It was beautifully decorated & very clean throughout. We chose to eat out every night but there was ample space to cook & eat in. We found some great local bars & restaurants. I checked ahead incase we needed to book but in most places, we didnt. We went on the boat & used the local bus service to explore as well as doing lots of work. Loved it. Thanks.
